Vacancy is the real cost, not the rent cut

Holding out for an extra hundred a month while a unit sits empty is arithmetic working against you. Do the empty-month math before you defend the asking price.

A unit asking 8,400 a month that sits empty for two extra months gives up 16,800 to win, at best, 1,200 a year over the 8,300 offer you turned down. That is not negotiation discipline; it is arithmetic working against you. The empty month is the most expensive line in the whole business, and it never appears on any statement — which is exactly why it survives.

How listings go stale

A listing does not age because the market moved; it ages because nothing about it moved. Same photos, same price, same first paragraph — renters who searched last month recognize it instantly and read the days-on-market as a verdict.

The refresh that actually works

  • Reshoot the cover. The first photo does most of the work; a brighter, wider shot restarts attention.
  • Reprice against today. Check what comparable units signed for this month — not what yours asked for last quarter.
  • Rewrite the first line. Lead with the thing people search for: the area, the light, the balcony — not "spacious apartment."

Decide your walk-away number on day one and write it down. When an offer clears it, take the offer. The month you don't lose is worth more than the hundred you were defending.
